We Love Rentals, established in 2003, specialises in residential property management throughout the Perth metropolitan area. They are based in the south-east suburb of Cannington.
Perth’s rental market is very tight – just like every other Australian capital city and our client was looking to grow their market share.

Project overview
We first met ‘We Love Rentals’ in 2019 and while being an established property management company, they were at ways to gain market share from more established players.
Our challenge was simple, to increase ‘We Love Rentals’ brand recognition in the marketplace, drive more targeted organic traffic to the site and deliver more landlord enquiries.
To give you an idea of how competitive the property management industry is here in Perth, as of 30 May 2025, the rental vacancy rate is 2.4% according to the Real Estate Institute of Western Australia (REIWA). There are 7,174 real estate agents servicing Perth – many of which have a property management arm.
Given the lack of rental stock, and the sheer level of competition, it’s easy to see why Google Ads click costs are so high – up to $35 per click.
Our proposal: Write more content for property investors
The client was focused on getting on to the first page of Google for ‘Property Managers Perth’, which as of May 2025, had an estimated 2,400 searches per month and a top of page CPC of $35.07.
But, focusing on one keyword is never a good strategy, so we undertook a competitive analysis to see what keywords would present the best opportunities.
We implemented a content plan to target keywords people search as they move through the buyer’s journey – from awareness, consideration and decision.
Among many keywords we discovered, the term ‘Property Management Fees WA’ became a focus for driving awareness and leads. It would cost you $12.83 per click to bid on the keyword in Google Ads, so we knew it was a winner.
It speaks directly to property investors.
We Love Rentals has owned that keyword for years, and is still doing well despite the rise of Google’s AI Overviews.
